Florida regulates mold work and changed how insurance claims work in 2023. Both shape what a contractor can and cannot do for you.
Florida requires a state license for mold assessment (MRSA) and mold remediation (MRSR) on anything larger than 10 square feet, and the assessor and the remediator on the same job must be different companies. Ask for both license numbers and check them on MyFloridaLicense.com.
Homeowner policies require you to mitigate promptly: stop the source, dry the structure, prevent further damage. You do not wait for an adjuster to begin. What you do wait on is the insurer’s decision on what is covered; the contractor documents, the insurer decides.
Since January 2023, Florida policies cannot be assigned to a contractor (the assignment-of-benefits ban). A contractor works for you and invoices you; they cannot file, negotiate, or collect the claim in your place. Be wary of anyone who offers to.
